    17 Spring Street stands on the site of the Mercure Melbourne Treasury Gardens, a hotel that was demolished to make way for it. In its place the developer Cbus Property and the architecture firm Bates Smart built a 128-metre residential tower, completed in 2023. It was purpose-built as apartments — large two- and three-bedroom residences, some taking half or a whole floor — facing the Treasury Gardens opposite.
